House Prices Growing Month on Month Posted On 14 October 2021

Annual growth of 10% for the past five Months

Wondering whether to take the plunge and list your property for sale? If you’re looking to get the best possible price for your home, now is the time to act.

According to Nationwide’s House Price Index (HPI) UK house prices have seen a growth of at least 10% per month for the last five months. The typical home now costs an average of £248,742- this is around 13% higher than the price at the start of 2020. Robert Gardner, Nationwide’s chief economist, spoke to Forbes, confirming: “Annual house price growth remained in double digits for the fifth month in a row in September, though there was a modest slowdown to 10% from 11% in August.”

Choosing to sell your home now means you could sell at the top of market and therefore secure the highest possible price for your property. Listing your property in October also means that a potential sale is likely to go through before Christmas – an attractive prospect for possible buyers.

Buyers are ready to act with families having returned from their summer getaways or staycations and once again turning their attention to their homes, meaning now is the time many will be looking to buy. Children have gone back to school after the summer break leaving parents and guardians with more free time to start searching for their perfect property.  Visitor traffic to Rightmove, which is an excellent indicator for nationwide buyer activity levels, typically rises dramatically from September to October and starts to drop off again in late November/December as Christmas approaches. Early October, therefore, is the ideal time to take advantage of the rising traffic and increased buyer activity and put your property up for sale.

So, homeowners, now is the perfect time to list your home. The property market is moving, and quickly so a quick sale is achievable if you act quickly. Annual house price growth is following an upwards trajectory meaning you will be able to sell your home for the best possible price.
