Last week we looked at the first steps of building an extension to your home; the initial plans and the role an architect plays. This week we are going to look at the more physical aspects of the job including how to find the best builder for the right price for the job.

 

Builders

Once the local authority and relevant parties have permitted you to move ahead with your extension, the next step is to find a builder you trust to carry out the work. Finding a builder sounds like a relatively easy job, however, remember that the builder will be working from your home for a considerable amount of time, and with more people working from home than ever, it’s important to get on with your builder on a personal basis.

Price and experience will also be a factor when it comes to finding the right builder to carry out your work. Try to stay fairly local when contacting builders and invite them round to discuss the work before starting. This will give you a chance to meet them and check they have the same vision as well as to confirm you get on with them.

It is best to get at least three builders out to compare the price alongside the other needs you have. With sufficient information from you, a good builder will be able to provide you with a detailed quote and help you to avoid day rates that can push costs up. Also, always ensure that you get a warranty from the builder before you start any work.

As opposed to a Google search of builders, it may be best to ask for personal recommendations from friends and family. Or even ask the local community on Facebook. This way you will be able to find out other people’s experiences when using said builder.
